West Columbia is buzzing with excitement as the 4West mixed-use development recently announces the signing of its final commercial tenant. This significant milestone adds to the vibrant atmosphere of the River District, affirming its transformation into a thriving hub of activity. It’s the perfect time to dive into the details of this exciting development!
Local architecture firm LS3P will soon set up shop in a spacious 11,000-square-foot area within 4West. This news has everyone in town chatting, as LS3P joins a variety of established businesses at the development, including Black Rooster, Select Physical Therapy, The WRKT, Gentleman’s Quarters Barbershop, and Another Broken Egg Cafe. With this latest signing, 4West reaches 100% occupancy with its 30,000 square feet of commercial space, bringing a slew of new and existing services to the community.
To commemorate this achievement, a ribbon-cutting ceremony is scheduled for 4:30 p.m. on October 24, and everyone is invited to join the celebration! Mayor Tem Miles expressed his enthusiasm, stating, “I am excited LS3P has made its home in the beautiful 4 West section of the Brookland Development. This wonderful addition to our business community completes a multi-year project between Estates and Companies and the City of West Columbia.”
The Brookland and 4West project is the result of years of dreaming, planning, and hard work. For decades, West Columbia officials and local businesses have envisioned transforming the River District from a mix of dirt lots and parking areas into an urban oasis filled with lifestyle and entertainment opportunities. Estates & Companies, the project’s developer, has played a pivotal role in this transformation. Gardner Hodge, a development associate, shared, “With the addition of Brookland/4 West and the help of so many people and organizations, it has completely transformed the area while producing much growth and synergy in West Columbia.”
Did you know that the city has been on this redevelopment path since the late 1990s? The city of West Columbia first began acquiring the nearly 5-acre site where Brookland is now located, with Estates & Companies purchasing the land in 2015. Fast forward to today, and the property is now valued at close to $30 million according to county tax records! This impressive growth highlights just how far West Columbia has come in revitalizing its riverfront.
As Brookland and 4West reach their full potential, the city is already planning the next phase of redevelopment. The West Columbia City Council has given the green light to Capitol Square, another exciting project that will transform the vacant shopping center at 469 Sunset Blvd. into hundreds of apartments and new retail spots. This initiative is set to fill in one of the last remaining gaps in West Columbia’s State Street corridor, a much-anticipated step in the area’s ongoing transformation.
While challenges still exist, such as the House of Raeford Farms chicken plant across the road, West Columbia’s plans for further residential and retail spaces are surely inching forward. The community is optimistic as they see a steady progression toward creating a lively, upscale area filled with housing, dining options, and shopping experiences.
