St. Louis-based developer Subtext has acquired three parcels in downtown Columbia with plans to develop a student housing complex. The sale was facilitated by Trinity Partners, who represented the buyer in the transaction. However, the financial details of the deal have not been disclosed.
The purchased site, located at the corner of Huger and Blossom streets, totals nearly four acres. Previously, it was home to three different businesses – S-Mart, Brickhouse Gym, and Budget Truck Rental. Subtext plans to transform this vacated area into a 960-bed Class A multi-family complex. Notably, this residential project is strategically located within walking distance from several key points in the city, including the University of South Carolina baseball stadium, Greek Village, Colonial Life Arena, and the Darla Moore School of Business.
This acquisition by Subtext follows a series of student housing-related transactions in Columbia. Just last week, renowned real estate firm Landmark Properties unveiled its plan to develop a 197-unit, 826-bed cottage-style student housing community along Idlewild Boulevard. Additionally, a Singapore-based real estate group announced its acquisition of the 678-bed Standard at Columbia student housing high-rise earlier this month. These transactions indicate a surge in student housing development in the city, likely driven by its growing student population.
Trinity Partners is a prominent real estate entity that currently leases and/or manages over 31 million square feet of diverse property types – including office, industrial, life science, mixed-use, and retail spaces – across the region.
