First up, a major development is on the horizon at 4500 Wild Iris Drive. A brand-new medical center, the Coastal Cancer Oncology Center, is currently under construction! This impressive 13,400-square-foot, single-story treatment facility aims to provide specialized cancer care just a stone’s throw from the Myrtlewood Golf Club. With a building permit secured in March 2024, the project is moving full steam ahead.
Earlier this year in February, the property was purchased for around $1 million by Wild Iris Realty LLC from the Burroughs & Chapin company. This prime piece of land stretches over 3 acres, giving plenty of room for the new facility. The registered agent for Wild Iris Realty, according to official records, is Dr. Emily Touloukian, a physician at the Coastal Cancer Center. While the center hasn’t shared any specific details concerning this exciting addition, the community is eagerly anticipating its opening.
In addition to the Coastal Cancer Oncology Center, the area is buzzing with more healthcare activity. Just this year, Conway Medical Center opened a shiny new primary care and dermatology office right in the bustling Grande Dunes area. Over across Highway 17, construction crews have already begun clearing land, setting the stage for another ambitious project by GD Marina LLC. This group is tied to Freehold Capital Management, a well-known real estate development firm based in Boston. The grand plans for the area, dubbed “Marina Village”, include a massive residential and commercial development project covering a whopping 76 acres. The estimated market value of this land is around $14.5 million, and construction can proceed without the need for permits.
Keeping up with the expanding medical landscape, the Grand Strand Regional Medical Center is busy planning to build a new freestanding emergency room at the junction of Bypass 17 and Wesley Road. This facility is set to cover 11,000 square feet on a 2.99-acre property. The Georgetown County Planning Commission has given the green light for zoning amendments to help make this dream a reality.
Of course, whenever new healthcare services pop up, concerns often arise. This proposed emergency room aims to provide essential trauma care services, yet there have been discussions about how this could impact local ambulance resources. The Grand Strand area already hosts freestanding emergency rooms in places like Socastee and North Myrtle Beach, and it’s crucial to ensure that adequate care is available for everyone.
The new emergency facility will be open 24/7 but will not accommodate overnight patients. It is expected to have about 12 employees on site and could see anywhere between 20 to 40 patient visits a day! Luckily for our community, traffic studies are not necessary for this proposal, and the land is located outside of any flood zones.
While the necessary approvals are still required—specifically, three readings from the County Council—the initial steps to secure a zoning change have been promising. Myrtle Beach residents can look forward to these medical facilities enhancing our health resources and keeping our community thriving!
