Midlands Homebuilder Leases Office Space in Irmo

In a recent development, Midlands homebuilder Birch Home Builders has secured a rental agreement for an office space in Irmo. The local construction firm is taking up a 1,547-square-foot office building at 7436 Broad River Road.

Colliers South Carolina’s Mary Winter Teaster represented RB Todd Properties, the real estate firm which owns the office space and secured the tenant. Earlier this year, Teaster assisted RB Todd Properties in purchasing the building, and was subsequently engaged as the leasing agent to find a tenant.

Founded in 2020, Birch Home Builders is a custom home builder that operates locally. The company offers the unique value proposition of blending the efficiency and process-driven aspects of track homebuilding with premium finishing associated with custom building.

An Ideal Match

Mary Winter Teaster, a senior brokerage associate at Colliers South Carolina, seized upon the opportunity to secure Birch Home Builders as a tenant. She remarked, “The Property Owner’s Association restrictions limited the range of potential tenants for the building. We utilized all available marketing tools to attract the largest pool of professional prospects possible. Given the location and the building’s features, Birch Home Builders is an ideal fit.”

Teaster specialises in commercial property transactions for local small businesses, women-owned businesses and nonprofit organizations across the Midlands region in South Carolina, specifically Richland and Lexington counties.

Continued Investment and Development in Irmo

This new lease agreement forms part of a broader pattern of investment and development in the Irmo region. Future projections and current plans for the area depict a promising outlook, with various real estate and commercial projects in the pipeline.

Among these exciting developments are ambitious plans for the BullStreet District in Columbia, illustrating the potential for the area to become a hub for life sciences. Furthermore, USC’s $1B development plan for 900 acres adjacent to the stadium has been given the green light, signalling more opportunities for local businesses and the community at large.

This decision by Birch Home Builders to set up operations in Irmo underscores the town’s attractiveness as a business location. With its strategic position and promising opportunities, it is expected that Irmo will continue to draw investment and development attention in the coming years.
