Columbia, S.C. — Big changes are on the horizon for West Columbia as a major redevelopment project is set to transform the area. The spotlight is on the Capitol Square project, which aims to breathe new life into the currently vacant Capitol Shopping Center on Sunset Boulevard. This shopping center is conveniently located just across the street from the bustling House of Raeford chicken plant.
The excitement surrounding this development stems from its long-standing plans. The Baker and Baker group, based in Columbia, purchased the site over a decade ago, patiently holding onto it while waiting for the right moment to bring a vision to life. That moment has finally arrived! Mayor Tem Miles of West Columbia expressed enthusiasm, stating, “They’ve held it waiting for an opportunity to do a redevelopment. It looks like that time’s getting near.”
With the recent approval from West Columbia officials, the Capitol Square redevelopment is officially underway. Residents can look forward to a modernized space featuring 224 multi-family residential units and approximately 18,000 square feet dedicated to retail or office space. This new addition will be a four-story structure that perfectly melds with the landscape of the city.
As part of the project, the city is also in the midst of a rework of Meeting Street, the road that runs directly behind this area. Mayor Miles highlighted the significance of this connection, stating, “this will be a perfect development between 378 and Meeting Street, to tie all of those things together.” This integration is expected to boost the overall redevelopment momentum in West Columbia.
The plan doesn’t stop at housing. An important component of the Capitol Square project includes public parking, ensuring that visitors and residents alike will have convenient access to the new amenities. Looking ahead, plans are in place for a grocery store as part of the development, which will definitely fill a gap in the community. Retail outparcels will also be available, contributing to a vibrant shopping environment.
What’s particularly exciting is the commitment to support local business owners. City officials have indicated that much of the retail space will likely be leased to both local shops and well-loved national brands. Mayor Miles remarked, “Folks in West Columbia have been very, very interested in eager to receive additional grocery stores and retail and this is delivering upon a request that the public has made.” This ability to provide more retail options is a much-anticipated response to community desires.
