Exciting New Housing Development Coming to West Columbia!

West Columbia is buzzing with excitement as developers roll out plans for a brand-new townhome subdivision, aptly named Faith Hill. This project, which has been in the works for over two years, promises to transform a vacant 10-acre wooded area just off Platt Springs Road into a vibrant community. Located across from Faith Lutheran Church and nestled between Highway 321 and Platt Springs Road, the site is primed for some serious change!

Breaking Ground!

On November 25th, the city’s planning commission gave a big thumbs-up to the developers, whose plans include a total of 69 housing units spread across 36 buildings. Now, the excitement is really ramping up, as work has officially begun on clearing the land, laying down water and sewer lines, and prepping the area for construction. All eyes are on this development as it still needs to secure final engineering approval from both the city and Lexington County.

What to Expect

These aren’t just any old homes; the project will feature 1,500 square-foot townhomes designed to be *affordable* and *attainable* for the average resident. Developer Scott Morrison shared that Hurricane Builders, known for their extensive experience with 11 subdivisions around Columbia, will be at the helm of this project. “I would expect by the end of next year, there are homes close to being move-in ready,” Morrison stated. However, he also cautioned that full completion may not be until late 2025 or early 2026.

Busy Roads Ahead

Located along the bustling Platt Springs Road, which serves as a crucial link from Red Bank through Springdale and all the way to downtown Columbia, this new development is bound to change the landscape. Did you know that around 10,500 vehicles travel this stretch of road every day? With traffic already heavy, there wasn’t a necessity for a traffic impact study for Faith Hill due to the modest number of units being built. However, some may wonder how this could affect local commuting.

Community Insights

The goal here is to keep these townhomes within reach for many locals. In West Columbia, where the median household income was around $52,000 in 2022, the developers strive to create homes that residents can comfortably afford. As West Columbia continues to grow, with projections estimating an 8% population increase (that’s about 25,000 more people!) over the next decade, the demand for housing is definitely on the rise!

The Housing Boom

Faith Hill isn’t sitting in a vacuum either. The city has been bustling with construction activity, with at least 400 homes currently under development in West Columbia. Not too long ago, the city approved plans for 55 single-family homes along Comanchee Trail, and there’s also a noteworthy redevelopment underway at the Capitol Square shopping center. This project will introduce a four-story living complex featuring 224 multi-family units, making West Columbia a hot spot for potential new residents.
