Columbia is buzzing with anticipation as the historic Bull Street district is experiencing a remarkable transformation. Once known for its troubled past, including the infamous insane asylum, this area is now on its way to becoming a bustling mixed-use hub filled with residential, commercial, and educational projects. It’s an exciting time to be living or working in this dynamic city!

A Diverse Development Landscape

The Bull Street Committee recently convened on September 16 to discuss the status of several projects that are set to change the face of the district. A key focus is Segra Park, which is becoming the heart of this vibrant community. From new apartments to coffee shops and restaurants, there’s a lot lined up, and it’s all coming together very quickly!

Among the notable projects is the upcoming Pvolve fitness studio, marking the district’s first gym. It will occupy the ground floor of the Bennet building and is set to open its doors by early 2025. The renowned Tupelo Honey Cafe, which offers delicious Southern cuisine, will join it, providing community members with a welcoming spot to enjoy good food and a friendly atmosphere.

Bringing More Flavor to the Area

Another exciting addition is the Greenville-based Methodical Coffee, which has submitted permits to open up shop at the ground floor of the First Base Building. Locals are already loving Iron Hill Brewery, which opened in 2023 and has brought a refreshing buzz to the area. The convenient presence of a nearby Starbucks and REI sporting goods store only adds to the appeal of Bull Street.

A Grocery Store and More

During the committee meeting, City Councilman Tyler Bailey raised the question of attracting a grocery store to the district, a request that many residents share. “Long term, we would love for a grocery store to be here,” stated Chandler Cox, the project manager, adding that having such amenities makes perfect sense for a mixed-use development.

Residential Boom

Speaking of residential living, five housing projects in the area reveal that Bull Street is set for an influx of new residents. The district is zoned for over 3,500 residential units, with around 800 currently open or under construction. For example, the Merrill Gardens senior living facility opened in 2020 and is already at full capacity, a true testament to the demand for quality living spaces.

Furthermore, construction is in progress for Midtown at Bull Street, featuring 90 affordable rental units that will soon be ready for eager tenants. This year, 18 townhomes will begin leasing, with more apartment units coming in 2025, ensuring that available housing caters to residents from all walks of life.

Higher Education Horizons

Perhaps the most noteworthy project on Bull Street is the upcoming $300 million medical sciences campus from the University of South Carolina, set to open in 2027. This state-of-the-art facility will replace the current medical school facility and is expected to become a hub for research and academia, contributing significantly to Columbia’s educational landscape.

Office and Event Spaces Galore

As for office space, the WestLawn building is nearly fully leased, housing numerous law firms and consulting companies, which is great news for those looking for business opportunities. The Central Energy Event Venue, along with historic buildings like the Parker Annex and SOCO Bull Street building, further enhance the area’s appeal for businesses and events alike.

As the plans keep unfolding for Bull Street, residents and business owners are filled with hope. While a grocery store and hotel remain on the wishlist, the overall development showcases a commitment to creating a friendly, connected community that’s accessible for everyone.
