Proposed Development In Irmo Receives Strong Opposition

June 21, 2024 – Residents of Irmo, South Carolina, expressed their dissatisfaction during a public meeting held yesterday regarding the proposed development project, “Water Walk”. The meeting was primarily organized to introduce the project plans to the residents of the town and hear their opinions.

About The Project

The proposed development project is a joint venture by Material Capital Partners and targets citizens above the age of 55. The property is situated at the crossroads of Dreher Shoal’s Road, Salem Church Road and Muskrat Run. According to the plans, the development will consist of four distinct sections.

The blue and purple sections are slated to house up to 550 units of single-family homes and townhomes. The plan also includes a boutique hotel with up to 50 rooms. Identified as the orange section, it is anticipated to feature commercial space, including a potential farmer’s market, several restaurants, and a drug store.

The final yellow section is to offer senior citizens accommodations that include up to 120 assisted living beds. Other amenities planned within the project include nature trails, pools, and private clubhouses for the residents.

Residents’ Concerns

The residents of Irmo, however, are not pleased with the plans for the new development. Their major concerns are related to the anticipated increase in traffic, the impact on surrounding wildlife, lake traffic, and sewage-related issues. Additionally, there are discussions about the necessity for road improvement in the vicinity of the proposed development.

Many residents accused the developers of not properly addressing their concerns. Some residents argued that developers should be responsible for improving the infrastructure before starting the construction of the project.

From The Mayor’s Desk

The mayor of Irmo, Bill Danielson, has stated that the project is still in its early stages. He emphasized that for the project to succeed, it needs to be a partnership between the town of Irmo and the developers. However, he added that for this partnership to work effectively, everyone needs to play by the rules outlined for the project.

The planning commission is to meet on July 8, followed by two town council readings on July 16 and August 20 to discuss the project and the issues raised at the public meeting.
